Air Duct Cleaning in Garland, TX

Why does the dust come back so fast in Garland homes?
Usually the return, not the ducts. Garland built out largely 1960s–1980s. Brick single-story ranch and split-level on slab, large lots. Most were given one central hallway return grille. That single grille pulls heavy dust and pet dander through an undersized filter slot. Air sneaks past the filter edges. Whatever gets past lands in the supply runs.
Second thing we see: attic-run flex duct with original R-4 insulation. Plenty of these houses have been re-roofed but never re-ducted. Flex sags between joists. It kinks at the boot. The inner liner splits and the gray fiber starts shedding into the airstream. Brushing a torn liner makes it worse, not better.
East side near Lake Ray Hubbard runs more humid in summer. That raises condensation risk on cold supply runs and at attic plenum joints. Look for rust-colored staining at the plenum seams. Damp insulation holds odor and feeds mold.
Through the center and southwest side, industrial and rail corridors add particulate. Homes there load their filters quicker.
Honest answer on scope: if the liner is shredded or the duct is crushed, cleaning is the wrong job. We will tell you that and stop.

Call (214) 550-0432What Happens After You Call Us
Call and tell us how many supply vents and returns you have, and we give you a two hour arrival window with the technician's name. Most days we can be out the same week, and the estimate costs nothing.
We walk the attic runs and open a return before we quote. The price depends on the number of branch runs, the duct type, and whether the blower wheel needs pulling.
We clean the trunk and branches, replace your filter, and run the system so you can feel the airflow at the farthest vent. You pay the quoted number, not a dollar more.

Frequently Asked Questions
My house is a 1970s brick ranch on a slab with the ducts in the attic. Does that change how you clean?
It changes what we look for. Most Garland homes from that era run flexible duct through the attic with the original R-4 insulation, and plenty of those houses have been re-roofed once or twice without anyone touching the ductwork underneath. Before we clean, we check whether the flex is still intact at the collars and boots, because a torn inner liner or a sagging run full of settled dust is a repair question, not a cleaning one. On a slab house there's no crawlspace to deal with, so all the access is overhead. We work from the plenum out through the branches, and we'd rather tell you a run is past saving than clean around a hole.
We only have one big return grille in the hallway. Is that why the house is so dusty?
It's a large part of it. A lot of older Garland homes were built with a single central return, and the filter slot behind that grille is usually undersized for the airflow the system actually moves. That means high face velocity, dust and pet dander pulled past the filter edges, and everything that gets through ends up coating the blower wheel and the supply runs. Cleaning the ducts helps, but we'll also point out whether the grille and filter slot are the real bottleneck. Sometimes a better-fitting filter or an added return does more for day-to-day dust than anything else.
We're near Lake Ray Hubbard and I keep finding damp spots around the attic ducts in summer. Related?
Likely, yes. The east side of Garland runs more humid in summer, and when humid attic air meets a cold supply run or a plenum joint that's lost its seal, you get condensation. That shows up as damp insulation jackets, staining at the boot where it meets the ceiling, or musty smells at the registers when the system kicks on. Cleaning removes what's already accumulated, but if the sealing and insulation at the joints are failing, it comes back. We inspect plenum and collar connections while we're up there and tell you which it is.
How fast can someone get out here, and do you ever do same-day?
Same-day happens fairly often, especially midweek and for homes in central and west Garland where we're already routed. Summer afternoons are the tightest window because that's when cooling calls pile up. If you call in the morning we can usually tell you within an hour whether we have a slot that day. If not, we're typically scheduling within a couple of days. If there's standing moisture or a smell you think is mold, say so when you call. That moves you up.
