Air Duct Cleaning FAQ — Dallas, TX
Common questions from homeowners in Dallas and the surrounding area. If your question isn't here, call us and we'll give you a straight answer.
How often do Dallas homes actually need the ducts cleaned?
For most houses here, every three to five years is a reasonable interval. What shortens it: pets, a recent remodel, someone in the house with asthma, or flex runs sitting in an unconditioned attic that bakes from April through October. Prewar pier-and-beam places in East Dallas and Oak Cliff with surviving sheet metal and crawlspace runs often pull in more dust than a 1990s two-story tract home. If nobody in your house has symptoms and your last cleaning was two years ago, you can probably wait.

Walk me through the job from the time you arrive.
We start by looking at the system and counting supply and return openings, then pulling a few register covers to see what's actually in there. A negative-air machine gets hooked to the trunk near the air handler so debris travels toward the vacuum instead of into your living room. Then each branch run gets agitated with rotating brushes or compressed-air whips, one register at a time, and we clean the return drops and the blower compartment. We put covers back, run the system, and show you the before-and-after photos from inside the trunk.

How much of my day does this take?
A single-system slab ranch in the inner suburbs usually runs three to four hours. Two-story tract homes with two air handlers and long attic runs take most of a day. Older houses with sheet metal in a crawlspace go slower because access is tighter and every joint has to be handled by hand. We give you a time window when we see the house, not a guess over the phone.

Why does one house price out higher than the one next door?
Register count is the biggest single factor. After that: how many air handlers you have, whether the attic is walkable or a crawl over joists in 130-degree heat, and whether the runs are flex or old rigid metal that needs careful handling. Heavy debris loads, construction dust, or rodent activity add labor because contaminated flex sometimes can't be cleaned and has to be flagged for replacement instead. We look first, tell you what we found, and you hear the number before anyone touches a register.

Will you be moving my furniture around or leaving dust behind?
We move what's directly under a register and nothing else. Heavy pieces stay where they are; tell us if something needs to shift and we'll work around it. Drop cloths go down at the air handler and at any register that sits over carpet, and the vacuum runs under negative pressure the whole time so debris goes out, not up. When we leave, the floors get swept and the register covers go back on straight.

How do I know if my problem is the dryer vent and not the HVAC?
Dryer symptoms are specific: clothes need two cycles, the laundry room gets hot and damp, or there's lint collecting around the outside hood. HVAC symptoms show up house-wide, like dust reappearing on surfaces a day after you wipe them, weak airflow at certain registers, or one bedroom that never cools in July. If the complaint is only in the laundry room, start with the dryer run. We clean both, and we'll tell you which one is actually causing what you're seeing.

What happens if you find mold in the system?
We stop and show you. Growth in Dallas ducts usually traces back to a condensation problem, not the duct itself, so the fix is upstream: a clogged drain pan, a sweating supply plenum in an attic running 120 degrees in August, or flex insulation that got wet and stayed wet. Surface growth on metal can be cleaned and treated. Saturated flex interior cannot be, and we'll tell you it needs replacement rather than sell you a cleaning that won't hold.

Do you put in a fresh filter when you're done?
Yes. A standard one-inch filter comes with the job, because reinstalling the loaded filter you just blew debris past makes no sense. If your system takes a four- or five-inch media cabinet filter, those are a special order and we price them separately with your approval. We fit Carrier, Trane, Lennox, Goodman, Rheem, and American Standard equipment. We'll also note the filter size on your invoice so you're not guessing at the hardware store next time.

Can somebody come out today?
Often, yes. Morning calls have the best odds of a same-day slot, and we hold openings for homeowners who just closed on a house or have a listing showing coming up. July and August book tighter because the cooling season keeps everyone busy. Call and we'll tell you honestly whether it's today or tomorrow instead of stringing you along.

Where do you work?
Dallas and the surrounding North Texas suburbs, across the Blackland Prairie where the clay soils and flat to gently rolling ground are. That covers prewar pier-and-beam stock in East Dallas and Oak Cliff, the 1950s–70s slab-on-grade ranch neighborhoods through the inner suburbs, 1980s–2000s two-story tract, and newer construction east of the county line. We've worked in all of it and know how the duct layout changes between them. If you're not sure you're in range, call and give us a cross street.
